IDENTIFICATION
Our seasoned acquisitions team searches rigorously both on and off market for opportunities with the greatest potential. In a comprehensive process, properties are analyzed on the basis of their proximity to residential communities and the strength of local rental and condominium markets, as well as factors relevant to their potential for residential conversion, such as their scale, layout, access to natural light, structural integrity, and environmental condition. After a thorough inspection of the building and site, we prepare a detailed cost estimate for construction and underwrite the project based on the property’s projected income and sale.
PLANNING
After purchasing a property, we plan and prepare for its development. Utilizing our dedicated team of design professionals, engineers, and designers, we work to create a comprehensive plan for the building and site. Spaces are meticulously designed, and detailed proposals are created and submitted to relevant town, city, and state officials and departments for approval. Once approved, we put into place our broad network of contractors and other parties to handle all components of construction. We then negotiate contracts to ensure that work will meet our quality standards and conform to our budgets and timelines.
CONSTRUCTION
Once development plans are approved and work contracts signed, we actively oversee and facilitate all aspects of construction, including demolition, lead and asbestos removal, plumbing, electrical, HVAC, fire alarm, fire suppression, roofing, framing, flooring, doors, windows, painting, tiling, landscaping, and other relevant work. We direct the purchase and delivery of materials, coordinate with contractors and other workers, and actively supervise the site daily to meet with relevant parties, make on-site decisions, and monitor work and progress.
INCOME
During development, we create a detailed marketing plan for our properties, including high quality websites, advertisement materials, and photo-realistic renderings. We then advertise the property for rent or sale and locate prospective tenants or buyers. For rentals, we employ our team of brokers and salespeople to conduct showings, run background checks and credit reports on interested tenants, prepare and execute leases, and move tenants into their new homes. For sales, we locate and negotiate the best offers for our investors, then work with our legal team and other relevant parties to facilitate closing.
