295 Water Street, Augusta, ME

295 Water Street is the planned adaptive reuse of the historic Olde Federal Building in Augusta, ME into a luxury mixed-use complex, set to comprise 25 residential apartments, offices, and street-level retail space. Located in the heart of downtown Augusta, this landmark waterfront property is a truly unique architectural gem, featuring a beautiful granite exterior, hip slate roof, copper fascia, prominent towers, arches, columns, dormers, balconies, and detailed stone moldings. In the interior, the building boasts a first-floor colonnade, a 3-story marble spiral staircase, and intricate wood, metal, and stone detail work. Maine’s capital city, Augusta is a center for art, nature, and history on the scenic Kennebec River. Ideally positioned between Portland and Bangor, the city is the center of economic activity for the state’s central region. It is also home to the Maine State Museum, the University of Maine at Augusta, and Fort Western, the oldest wooden fort in the United States. 340 Main Street, Worcester, MA


340 Main Street is the planned redevelopment of a 380,000 square foot historic complex in the heart of downtown Worcester into a luxury mixed-use complex, set to comprise 312 residential apartments, 523 self-storage units, and ground-level retail space. Spread over ten stories, the buildings are filled with historic character, including high ceilings, huge windows, and rich craftwork, with rooms featuring floor-to-ceiling, wall-to-wall wood paneling and hallways featuring marble mosaic floors. The complex is situated in the city’s vibrant center, surrounded by popular restaurants, businesses, and local amenities. The second largest city in New England, Worcester is a hub for art, culture, entertainment, and education. The city boasts prestigious institutions for high education, beautiful parks, and popular centers for the arts, including the Hanover Theater, Worcester Memorial Auditorium, and Mechanics Hall, located directly across the street form the property. It is also home to the Worcester Art Museum, the second largest art museum in New England, and The American Antiquarian Society, one of the largest collections of early American history in the world. With rents up in the Worcester apartment submarket by 19.8% year-over-year, the area is one of the most desirable and fastest-growing real estate markets in the country. 292 and 308 East School Street is the ongoing redevelopment of a mill complex in Woonsocket into 120 luxury residential condominiums. The property is comprised of multiple buildings totaling more than 180,000 square feet, with a large outdoor area for parking and amenities. Centrally located in close proximity to restaurants, parks, and the historic Stadium Theater, the complex is immediately south of the Massachusetts border and provides a close commute to both Providence and the Greater Boston Area, as well as easy access to I-146, I-95 and I-295. True to the mill’s historic character, condos will have heigh ceilings, large windows, hardwood floors, and exposed bricks and beams. 357 Park Place, Woonsocket, RI

357 Park Place is the ongoing adaptive reuse of Woonsocket, RI's former middle and high school building into a luxury mixed-use complex, set to include 137 residential units and an upscale community recreation center. Centrally located in close proximity to restaurants, parks, and the historic Stadium Theater, the property comprises a 200,000 square foot complex on approximately 3 acres. The building features remarkable architecture, including high ceilings, large windows, detailed moldings, woodwork, stonework, and other elaborate design elements. A hub for medicine, art, and culture, Woonsocket is home to the corporate headquarters of CVS Health, the Landmark Medical Center, the Museum of Work and Culture, and the American-French Genealogical Society. The city is immediately south of the Massachusetts border and provides a close commute to both Providence and the Greater Boston Area, as well as easy access to I-146, I-95 and I-295. Upon its completion, the complex will feature a spacious lobby, mailrooms, a pet grooming center, a rooftop deck, and indoor lounges, with all areas renovated to modern, upscale standards while paying homage to the building’s historic character and grandeur.
