At the same time, our firsthand involvement in management improves our investment and development, allowing us to offer experienced in-house oversight of both the construction and long-term management of our properties rather than offloading those responsibilities to a third party.

our Value
At The Goldman Group, we have developed a unique approach to real estate investment that amplifies its signature advantages and returns.

We seek out buildings with untapped potential—historic mills, factories, schools, or office towers that have fallen out of use. As communities evolve and these buildings become vacant, we are often able to acquire them for pennies on the dollar—as much as 99% below their replacement cost.

While their value is limited in their original functions, these buildings can present prime opportunities for adaptive reuse. The structures in place provide us with a substantial head start on development, reducing both the cost and timeline of construction.

On top of these savings, the projects we seek out qualify for substantial incentives, including both federal and state historic tax credits. Our expertise in securing and monetizing these incentives enables us to dramatically offset the capital required for each project, allowing each dollar invested to multiply its impact.

Josh Blevins serves as Director of Development at The Goldman Group, leading the firm’s full-lifecycle development operations and overseeing strategic execution across its national portfolio. With nearly two decades of experience in real estate development, Josh brings deep expertise in adaptive reuse, large-scale historic rehabilitations, and mixed-use urban projects. He has overseen over one million square feet of redevelopment, including major mill conversions and high-rise repositionings requiring innovative design solutions, disciplined construction oversight, and sophisticated execution. Josh has extensive experience structuring and managing complex capital stacks that integrate public and private debt, layered equity, and federal and state incentive programs. He has led the syndication and compliance of historic tax credits and other public financing tools, working closely with municipal leaders, state agencies, and federal reviewers to advance projects from entitlement through construction and stabilization. Guided by a belief in the power of placemaking, Josh approaches development as both a strategic and civic endeavor—creating enduring value for stakeholders and communities. He holds a degree in Government from Harvard University and a Master of Science in Real Estate Development from the Massachusetts Institute of Technology (MIT).

He has led and supported projects ranging from high-rise residential to complex commercial and institutional work. Ed’s background spans the full arc of architectural services—from early programming and conceptual design through design development, permitting, and construction coordination—helping teams translate creative intent into buildable, code-compliant solutions. He is known for clear communication, efficient coordination among consultants and contractors, and a steady focus on quality, schedule, and constructability, guiding design standards and quality control throughout design and construction. His track record across residential, commercial, and institutional sectors enables him to guide complex teams and deliver architecture that supports day-to-day operations and long-term value.

He is responsible for directing field execution from mobilization through closeout, including buyout, scheduling, logistics, cost management, and quality control. Benny has led new construction and complex redevelopment projects, coordinating structural, envelope, MEP, and life-safety scopes under demanding site and schedule constraints. Known for his integrity, dedication, and strong team leadership, Benny is instrumental in delivering projects on time and within budget. His unwavering work ethic and attention to detail make him a key driver of successful developments—ensuring assets are built to perform for owners, residents, and long-term operations.

Yona Braun serves as Director of Capital Markets at The Goldman Group, supporting the firm’s financing strategy and capital formation across its real estate development portfolio. He focuses on sourcing and structuring debt and equity solutions, managing lender and capital-partner relationships, and helping execute transactions that align with project timelines and business objectives. He also serves as Chief Executive Officer of Rayo Consulting and Equities and previously held roles at Landstone Capital Group and TBG Funding, where he built experience across real estate finance and capital placement. Yona holds a Bachelor of Science from Bellevue University and is a Licensed Real Estate Salesperson.

With extensive experience across marketing agencies, nonprofits, and media organizations, Talya has developed content featured in leading publications and reaching hundreds of thousands across digital platforms. Her experience spans social media strategy, content production, brand storytelling, and copywriting, as well as stakeholder communications with partners across the public and private sectors. She holds a degree in English and Media Studies with a concentration in journalism from Yeshiva University, where she graduated magna cum laude.
